Quinquennial Report 2019: Work Plan and Progress

ITEMS OF UTMOST IMPORTANCE

a) Re-fix loose tread adjacent to south aisle entrance doors. (B7.2)

b) M Clear heating chamber and install pest control measures. (C9). Allow £250. (unnecessary: no longer an issue)

c) Remove leaning tree and prune those adjacent to the vestry. (E6) Allow £1,000.

ITEMS WHICH SHOULD BE COMPLETED WITHIN THE NEXT 18 MONTHS

a) C Investigate cause of the deflection of the floor finish within the westend community rooms. (C1.3)* Allow £500.

b) F Employ carpenter to improve fixing of pew frontals. (C5.1)

REPAIRS WHICH SHOULD BE CARRIED OUT DURING THE QUINQUENNIUM

a) M Carry out timber repairs to the kitchen door. (B3.2) Allow £200.

b) S Re-level uneven ground and repair / remove cracked screed to the north churchyard. (B7.1)* Allow £2,000.

c) S Decorate east and west boundary walls, cast iron rainwater goods and north aisle door. (B7.3) Allow £2,000.

d) S Repair or infill wall adjacent to the east boundary stair. (B7.3)* Allow £2,500.

e) P Repair / renew and decorate plaster above the chancel arch and within the chancel. (C2.2, C2.3)* Allow £5,000.

f) R Re-roof slate roofs to the south aisle and south nave roof slope. Renew rainwater goods as part of this work. (B4.3, B4.4)* Allow approximately £150,000.

DESIRABLE REPAIRS BUT WHICH COULD BE POSTPONED TO A FUTURE QUINQUENNIUM

a) Consider undertaking a planned programme of masonry repointing works using lime mortar to areas of cement pointing. Reopening blocked subfloor ventilation slots to aisle walls as part of this work.(B2)*

b) M Remove or renew defective light fitting and brackets to north aisle, organ chamber and vestry. (B2.2, B2.4, B2.8)

c) Consider renewing polycarbonate window protection to the chancel east window with a perimeter air gap. (B3.1)

d) S Install tarmacadam path to vestry steps. (B7.2)

e) S Consider fencing in the north churchyard area. (B10)*

f) M Replace missing quarry tile to choir / vestry threshold. (C1.2)

g) P Carry out plaster ceiling repairs within the church building generally (C3)*

h) M Decorate ceiling to the church entrance lobby. (C3.4.1)

OTHER RECOMMENDATIONS

a) R Plan to re-roof all areas of the church building within the next 10 to 20 years. (B4)*

b) M Remove vegetation from north aisle roof, guttering and gullies as at least once per year. (B4.5, B5) (2019 - 2020 — 2021 — 2022 — 2023 — 2024)

c) F Consider raising the level of the aisles within the worship area to coordinate with the level of the west end community facilities and thus remove the need for ramps. The removal of pews within the worship as part of this work would then provide a very flexible space for worship and other purposes. (C1.1)*

d) C Consider providing sound attenuation to the modern plasterboard walls that form the westend community rooms. (C2.5)*
